Design development & Construction documentation

Description

This hospitality complex located in Florida engaged 300six as an outsourced architecture support team during the mid-phase of Design Development (DD). The entire project was developed within a BIM environment, ensuring coordinated documentation, streamlined decision-making, and efficient interdisciplinary collaboration. We joined the process based on the conceptual design delivered by the lead architect, who served as our primary point of coordination.

Scope

Our scope included the development and detailing of the full DD drawing package in close collaboration with the lead architect and consulting engineers. This was followed by preparation of a complete Construction Documentation (CD) set, fully compliant with the Florida Building Code and executed within the established Revit-based BIM workflow.

Challenge

Ensuring full Florida Building Code compliance while translating a complex hospitality concept into detailed construction-ready documentation. Coordinating multiple disciplines in a BIM workflow under tight deadlines added extra complexity.

Deliverables included:

  • Floor plans, sections, and elevations

  • Exterior envelope detailing

  • Interior elevations and millwork packages

  • 3D views for coordination and client presentations

  • Full architectural detailing of specific components

  • Required schedules and documentation for permitting and execution

The CD phase involved advancing the Revit model from schematic-level drawings to detailed construction documentation. This included both exterior and interior scopes, with full technical coverage.

This project demonstrates our ability to integrate mid-process into complex workflows, adapt to regional codes, and deliver high-standard documentation in a collaborative international setting.
